Why You Should Sell Your Northern Virginia Home This Summer

If you're a homeowner in Northern Virginia and thinking of moving on this year, you may be wondering the best time to list your home. Should you list this summer or wait until fall rolls around? Should you take your time to make updates and list toward the end of the year? Well, the answer is don't wait!

Summer is an ideal time to list your home in Alexandria, Annandale, Arlington, Centreville, Fairfax, Falls Church, McLean and the surrounding areas for numerous reasons— and I've listed a few of them below!

Demand is back
Buyer demand has remained relatively strong over the past few months and doesn't seem to be winding down! Listing your home in Northern Virginia now will allow you to be seen by the buyers that are now ready and financially able to make a move on a new home!

Things will move along quickly
It is just the beginning of summer and believe it or not, the market is just beginning to heat up for the season! By late summer, home sales are expected to surpass their highest levels in nearly a decade and banks, as a result, will be busy with loan inquiries and applications. Selling your home now will put you ahead of the rush and help speed up the process!

You have less competition
Inventory is still trending on the lower side, still under the 6-month supply mark, and for home sellers, that means less competition. With buyer demand, the number of homes for sale cannot keep up! But that doesn't mean it will stay this way— just as I mentioned above, home sales are expected to rise and along with that increase, comes additional inventory. Don't wait for more properties to hit the market and risk putting your home in the shadows— now is the time to list!

Are you ready to list your NoVA home and move on this summer? I can help walk you through the home selling process and help you find your next dream home! Give me a call today!

I happily serve the areas of Alexandria, Annandale, Arlington, Burke, Centreville, Chantilly, Clifton, Fairfax City, Falls Church, Great Falls, Herndon, Lake Ridge, McLean, Mount Vernon, Reston, Rosslyn, Springfield, Tyson’s Corner and Vienna.

Getting Your Northern Virginia Home Ready for a Showing in Minutes

When you've decided to list your home in Northern Virginia, it may seem like your to-do list grows longer and longer. You will need to start searching for a new home, clearing the clutter and packing up to make your move a bit easier when the time comes. But it doesn't end there! One more added stress for you may be keeping your home buyer-ready for showings.

There are dozens of little tasks you can check off to prepare your home for a showing in minutes and as your local real estate expert in NoVA, I am sharing a few with you below!

Mop or vacuum
Complete a quick cleaning of the floors in your entryway, kitchen and bathrooms. If necessary, spot clean debris on the floor with a sponge or towel.

Dust screens and furniture
The last thing a buyer wants to see if dust lingering in the air or on your furniture. Dust your coffee table or end tables, TV screens and computer monitors before they arrive.

Remove clutter from counters
Small appliances, knick knacks, mail and other miscellaneous items should be cleared off of counters and stored elsewhere. After you've removed these, wipe down all of the counters to ensure they are clean.

Make the beds
This task takes just a few minutes and can make a world of difference in helping a room look put together.

Empty trash cans
You do not want any lingering odors in your home when buyers arrive for a showing, so make sure all trash cans have been emptied.

Turn on the lights
Letting light into your Northern Virginia home can help it feel lighter, airier and larger. Turn on all of the lights in your home and open the blinds or drapes to let in more sun. If necessary, clean your windows so they are free of streaks.

I have years of experience in helping homeowners sell their properties and move on to their next dream homes in Northern Virginia! I was even named a Top Real Estate Agent to Have on Your Side by Washingtonian Magazine!

Why May Is the Best Month to Sell Your Northern Virginia Home

Homeowners in Northern Virginia have many decisions to make when it comes to selling their property, but one that I'm happy to answer is when to list. The timing surrounding the listing of your NoVA home is important and as it turns out, this month is idyllic.

May is one of the best times to sell your home— with homes typically selling faster and for more than the national average. If you've been considering listing your home in Alexandria, Arlington, Chantilly, Falls Church, or the surrounding areas, below are three reasons why you might like to consider this month:

School is almost finished
Many homeowners base their move around the school year and with school almost finished for the year, now is the time to make it happen. Moving before the end of the summer allows homeowners to avoid changing school districts mid-term and settle in before the new year begins.

The weather is favorable for moving
Late spring and early summer bring a wave of warmer weather that we've been missing for months and for homeowners, that means excellent moving conditions. Few desire to move in the snow and rain, but May presents a prime opportunity to move in the clear, cool temperatures.

Tax season has just ended
As I mentioned in a previous blog post, tax refunds offer homeowners the option to either channel the money back into their property with upgrades or in this case, into a new property altogether. Homeowners listing their property this month have the opportunity to put their refund to use as a down payment and to cover closing costs on their new home.

Do not hesitate to contact me with any questions about selling your NoVA home this year! I'm here to help!

What Does A Seller's Market Mean in Northern Virginia and DC?

By now, you may have heard about a lack of inventory in the real estate market or noticed it for yourself as you begin house-hunting in Northern Virginia and DC. Inventory has been trending on the lower side for months and while it may be frustrating for buyers, it has contributed to what's called a "seller's market."

A seller's market is one in which homeowners have the upper hand, which can lead to quicker and easier sales. For buyers, it likely means more competition for the house of your dreams in the NoVA area.

If you are a home seller this year in Northern Virginia and DC, mind the following ways you can prepare for a successful sale:

Inspect and disclose
As a homeowner, it is wise to disclose any known issues associated with your property from a roof leak to a plumbing problem. Once you have a deal with a buyer, the control becomes theirs and it could be more costly to you than repairing the problems ahead of time or making the buyer aware prior to the deal so they can factor that in their offer.

Decide how to deal with offers
In a real estate market with lower inventory, you may find that multiple offers are on the table. Devise a plan for how you will deal with them or wisely defer to your real estate agent for assistance. Each strategy is dependent on the specific area— for instance, it may make more sense to accept an offer right away in one area versus waiting a given amount of time to review all offers in another.

Analyze the competition
This is one perk of working with a real estate agent! Prior to listing your NoVA home, I will analyze comparable properties in the area to find the best listing price. I have decades of experience in helping sellers price their homes competitively so buyers will take notice!

Features Buyers Are Looking for in Northern Virginia Homes This Spring

Homebuyers will soon be out in droves as the busy spring real estate season gets closer in Northern Virginia. If you've already taken the steps to list your property in Alexandria, Arlington, Fairfax, Falls Church, McLean or the surrounding communities or are planning to soon, the next step involves highlighting your home's key features that buyers will love.

The following elements of your home may seem like nothing to you, but to buyers, they could be just what they are looking for!

Location
You've heard the phrase "location, location, location" before and it never holds more true than when assessing your home's value. Is your home located near restaurants, shopping and entertainment? Do you have an excellent commute time from your neighborhood? Buyers will want to know! And as your real estate agent in NoVA, I can help identify such selling points this year!

Storage
Many NoVA buyers are diving into the real estate market simply because their current home lacks storage; this is also one of the reasons current renters will make the transition to homeownership over the next few months. A large garage, walk-in closet or pantry just might spark the interest of a Northern Virginia buyer whose sole purpose for moving is to gain more space.

Layout
While Millennials are expected to make a big impact on the real estate market this spring, another group ready to make a move is seniors. Those whose children are all grown and out of the house will be looking to downsize and features like a ranch-style layout, zero exterior steps and minimal upkeep will be high on their list.

I have decades of experience in helping home sellers attract the right buyers to their Northern Virginia properties. Contact me today with any questions about the home selling process, your home value or the current real estate market!

I happily serve the areas of Alexandria, Annandale, Arlington, Burke, Centreville, Chantilly, Clifton, Fairfax City, Falls Church, Great Falls, Herndon, Lake Ridge, McLean, Mount Vernon, Reston, Rosslyn, Springfield, Tyson’s Corner and Vienna.

How to Protect Your Northern Virginia, DC Home From the Snow

This weekend's historic blizzard dropped loads of snow onto many Northern Virginia and DC homeowner's rooftops. And while some were prepared for the storm, others were scrambling to de-ice sidewalks and driveways and protect pipes after the fact.

In a previous blog post, I shared a few tips for preparing your NoVA home for winter and now I'm happy to provide a few more suggestions to protect your property from the snow. The cold, winter conditions can wreak havoc on your home and it's important to take the following steps ahead of time:

Shut off outdoor faucets
Be sure to shut off inside valves for your outdoor faucets and unhook hoses. Any excess water left in the exterior faucets should be drained ahead of a snowfall in Alexandria, Arlington, Annandale, Fairfax, Falls Church or the surrounding communities. When the temperatures dip low, the pipes leading to these faucets are susceptible to damage, so you might also consider wrapping them in a towel for added insulation.

Protect indoor pipes
Cold air can also put your indoor pipes at risk of bursting. Open your cabinet doors under the sink to allow warm air from your home to circulate inside. If necessary, you can always turn up the heat inside your NoVA home to warm up the pipes.

Clean the gutters
Prior to a snowstorm, your gutters should be clear of any leaves as ice dams can form and flood your home.

Purchase salt and sand
Sprinkling salt or sand ahead of a snowfall can actually cut down on your shoveling time! A few hours before the snowfall, toss on walkways and driveways to be safe.

Check carbon monoxide detectors
Gas appliances and wood-burning fireplaces have the potential to produce carbon monoxide, so it is always wise to conduct a routine check of your detectors.

As your local Northern Virginia real estate expert, I am here to answer any questions you might have about buying or selling a home in the winter months—as well as year-round—so do not hesitate to contact me!

3 Northern Virginia Home Upgrades to Make with Your Tax Refund

Early in the year, Northern Virginia and DC area residents begin to prepare their taxes and thinking one step ahead, plan ways to spend their refund. While you likely have dozens of ideas about how you're going to spend your money this year, why not invest it back into your home?

The following home upgrades actually pay off at resale and will be well worth their initial cost:

Remodeled Kitchen
Upgrading your kitchen is one of the smartest investments you can make in your NoVA home. Stick to high-quality fixtures, including stainless steel appliances and granite countertops. However, also keep in mind the size of your home when remodeling. If your home is a smaller, two-bedroom, you may not recoup all of your investment. Do not be afraid to ask your real estate agent about the best upgrades for your home's size if you're planning to sell this year!

New windows
During the winter months, you may notice drafts around your windows and doors, not to mention higher energy bills each month. Replacing windows will keep your home warmer and intrigue NoVA buyers that are looking for a newly-updated home.

Landscaping
Curb appeal is the first thing a buyer will notice when they visit your home or view it online. Every addition from hedges to flower beds is well worth your while as a homeowner as these tell homebuyers that you care about your property and its upkeep.

If you're thinking about selling your home in Alexandria, Annandale, Arlington, Falls Church, Fairfax or the surrounding communities, it is wise to invest in the upgrades that will pay off! Contact me today with any questions about the real estate market or for more information about selling your home for top dollar in Northern Virginia!

Why You Shouldn't Wait Until Spring to Sell Your Northern Virginia, DC Area Home

Many homeowners in Northern Virginia believe spring and summer are the best, if not the only, time to sell— but that is not always the case! In fact, it is this idea that brings a wave of new inventory to the market every spring and thus, increases competition among home sellers!

Instead, consider the benefits of selling your home during the holidays or the winter season, in general. There are numerous factors that make this time of year one of the best to move on and I'm happy to share a few with you below!

The lack of competition
Just as I mentioned above, there are simply fewer homes for sale in Northern Virginia during the winter months. Because many homeowners prepare and renovate their homes in the winter in order to list in the spring, the inventory tends to remain on the lower side this time of year. By selling your home now, you can give your home more time in the spotlight than any other time of year!

Buyers are more likely to notice your home now as they will have fewer properties to overwhelm them!

Buyers are ready to move
Just before the start of the new year, homebuyers in Alexandria, Arlington, Fairfax and the surrounding communities grow increasingly motivated to change their scenery and settle into a new home. Or they may have a strong reason to— job changes and relocation are two common factors for moving into a new home before the new year.

Holiday decor
While we may not have any snow yet in NoVA, the holiday season does evoke magical feelings for buyers. Seeing properties lit up at night or draped in festive greenery can help buyers feel more at home and see themselves (and their own decorations!) in the new space. Listing your home this time of year can play to your advantage simply due to the charm of the season.

Remember, if you're thinking about waiting until spring to sell your home in Northern Virginia, so is everybody else! Give me a call today to discuss how you can take advantage of the winter season by listing now!
