The 30-year fixed mortgage rate is holding steady under 4% and as a NoVA homeowner, even if you're not ready to sell your home, refinancing is once again looking promising.
With mortgage rates at their lowest level in over a year, there is a lot of savings to be gained. Even the smallest percentage shift in a mortgage rate can have an impact on the long-term life of your loan.
A Bank of America analysis recently reported that a median priced home of $221,000 could save $50 a month with just a 0.5 percentage point decline.
However, it's also important to keep in mind that it takes time to offset the costs of refinancing your Annandale, Alexandria, Fairfax City, Falls Church or Herndon home's mortgage.
The new interest rate you're getting should be low enough to balance out the fees from your lender, pay for the home appraisal, title insurance and other related costs that can arise. A lower mortgage rate could save you hundreds on your monthly payment, but could also take you upwards of one year to break even. It is always wise to factor this timeline into your decision to refinance!

With stricter lending requirements, homebuyers are forced to comply with traditional guidelines of down payments and debt to income ratios. If your home will be using more than 30% of your household gross income to cover living expenses (mortgage, taxes, insurance), lenders may not see that as a sound purchase.
Commute Cost and Time
Oftentimes, new construction homes are built where land is less expensive, which can mean outside of town. While living in the suburbs of DC can cost you more in terms of commute time, it is worth a look with your real estate agent to see which older homes are closer to than new construction developments.

October is here! Fall is officially underway which brings about its own share of tasks for Northern Virginia homeowners— raking leaves, cleaning out the fireplace, updating decor and now, preparing for Halloween. You might not have anticipated getting ready for trick or treaters, but there are a few ways you can make sure the path to your door is as safe as possible.
Clear the way
Just as you would do to prepare for potential Northern Virginia homebuyers, you need to ensure the pathways are unobstructed. While it's still daylight, inspect your lawn, driveway and other pathways for anything that could prove an obstacle. That means tree roots, fallen branches, or even cracks in the pavement. Make updates and repairs where you can or at the very least, block off these areas.
It's also important to make sure your Halloween decor is not in the way. Things like extension cords or small pumpkins can cause trick or treaters to trip.
Light the way
While you don't need to install extra lighting along the pathways of your home in McLean, Mount Vernon, Arlington, Centreville, Fairfax City or Reston, there are other ways to light the way. You can use your pumpkins, glow sticks, luminaries or tea lights to help Halloween visitors find your door. It's not only safe for your dog, but for the trick or treaters if you keep your pets in a calming, indoor space away from the front door.
